Installing new hardwood
A good hardwood floor starts below the boards. We check that the subfloor is flat and solidly fastened, correct squeaks and soft spots before installing, and take moisture readings of the subfloor and the new wood. The wood is delivered ahead of time so it can adjust to your home, and we leave proper expansion space at walls so the floor can move with the seasons.
Site-finished hardwood gives you a perfectly flat surface and any stain color you choose. Prefinished hardwood goes in faster, with less odor, and is ready to use as soon as trim is installed. We will explain which fits your project and timeline.
Solid or engineered for Maryland conditions
Arnold sits on the Broadneck Peninsula between the Severn and Magothy rivers, and the wider Annapolis area has humid summers and dry winters. Solid hardwood handles that well on above-grade floors when the house is kept reasonably steady with air conditioning and heat. Engineered hardwood, with its cross-layered core, moves less and can be glued or floated over concrete, which makes it the usual choice for slabs, lower levels, wide planks and rooms that stay more humid.
Neither is waterproof. If a room sees regular water, such as a laundry room or a bath, LVP is the safer option.
Refinishing existing floors
Refinishing sands the floor to bare wood, removes surface scratches and old color, and adds new stain and finish. We use dust-contained sanding and offer water-based finishes, which dry quickly and keep a lighter color, or oil-modified finishes, which give a warmer tone. For engineered floors we check the wear layer before sanding; if it is too thin, a screen-and-recoat may be the right step instead.
Matching new and existing floors
When a kitchen is opened up or a room is added, the new floor needs to look like it was always there. We match species and board width, weave new boards into the old floor at the joins, and then sand and finish both areas together.
